Buying land in rural areas — what I did not know going in

Percolation tests for septic. Well water testing. Access rights and easements. Mineral rights. Flood zone status. Zoning restrictions and what is actually allowed to be built. Most of these things are not obvious and some can completely change the utility of the land. A real estate attorney is worth the cost.
