Help finding a couple of horror films I saw in my youth

So the title is pretty straightforward I’m hoping to get some suggestions on what these two films can be, so I’ve got some descriptions of both some scenes and the monsters, if yall can’t help me that’s fine I’m sure they’ll pop up eventually anyways So the first has a teenage guy and his girlfriend in damn sure there was a girl with him and they are running from this little furry creature, it’s like a gremlin but not a gremlin the one shot of it was a shot at its side it was furry you could see an arm with big claws on it, the creature wasn’t very big but it terrorized everyone in the movie but those are the two details I remember from that one, the film is say would be late 80s maybe mid 90s. The next movie took place in an abandoned part of a city in an abandoned building, there was rubble everywhere like the city was demolishing it maybe, but these two cops one female and one male are called or sent to this building and when they are getting out they get a glimpse of the monster it’s just a shadow up in the third or second floor that moves away from the window but it causes them to draw their sidearm and point it at the window, so they go in and the guy is killed somehow and the girl ends up calling for backup, this team maybe swat end up going into the building g where they too are slaughtered save for one guy, who tells the girl that “That thing can’t reach the surface” So this monster is bipedal (it autocorrected to Biden 😭) and the girl actually knocks it unconscious I’m pretty sure she was strung up when she did that, but this monster the Face I’d say it looked like that one monster from the “Silent hill 2 return to silent hill” movie with saw disks coming out of its face and head, but it didn’t have the saw disks, it had those same features though like the mouth was full of sharp teeth, anyways hoping this is the right place for it, anyways hope ya guys are having a blessed day, praise to the Allfather.
